The commercial building process can seem overwhelming due to its complexity. It is best accomplished through a step-by-step approach. At Shadforth Lythgo we project manage the commercial construction process and keep all stakeholders up to speed with the staging of the project.
In general, the process can be outlined in five basic steps from planning to post-construction –
A well-planned project is generally a successful project. Solid planning is vital. This starts with choosing the right site for your construction. On the Sunshine Coast, good commercial development sites have become available through the ongoing development in our area. Once the location is decided upon, the budget will need to be set.
2. The Design
The design will be informed by the size and purpose of the commercial building. The buildings orientation will be important with special consideration around accessibility, parking, utilities, and also covenant requirements. At this stage materials, textures and colours will be decided upon. A project timeline will be created around each aspect of the build and costs will be established.
Once the project has been given the green light, building permits and insurance requirements will need to be obtained. Materials will be sourced, and a site investigation and soil test will be completed.
4. Tender and Procurement
The next stage is to procure all the materials and equipment for the construction and to plan for all labour requirements throughout the construction Tender timelines will be set and documentation is issued to the market to obtain competitive prices from relevant trades. Market prices are received and evaluated for thoroughness and accuracy. At this stage, Shadforth Lythgo presents the outcomes of the competitive tender process to the client.
Construction will then commence within the agreed timelines. At Shadforth Lythgo, weekly construction meetings are undertaken to keep our clients abreast of progress.
Practical completion is achieved and all required Certificates are issued to enable Final Certification to be issued by the Certifier. Final handover is then completed.
